Yield Report

Yield management report — analisa apakah pricing strategy optimal: kapan rate bisa dinaikkan vs kapan promo dibutuhkan.

Path menu: Laporan → Pendapatan & Keuangan → Yield Report (/reports/yield)

Konsep

Yield = optimal trade-off antara Occupancy (kuantitas terjual) dan ADR (harga per unit).

Tinggi Occ + Tinggi ADR  = Optimal (maksimalkan revenue)
Tinggi Occ + Rendah ADR  = Underpriced (bisa naikkan rate)
Rendah Occ + Tinggi ADR  = Overpriced (perlu diskon)
Rendah Occ + Rendah ADR  = Worst case (perlu strategi rebuild)

Filter

  • Periode — date range (forward-looking lebih useful, mis. 90 hari ke depan)
  • Tipe Kamar

Output

Yield Quadrant Chart

Scatter plot: X-axis Occupancy, Y-axis ADR. Setiap dot = 1 hari. Color coded per quadrant.

Daily Tabel

  • Date, Occupancy %, ADR, RevPAR, Yield Status (badge), Recommended Action
  • Underpriced day → suggest rate +10-20%
  • Overpriced day → suggest promo / diskon
  • Optimal → maintain
  • Worst → strategi mix (group booking, OTA push, dll)

Booking Velocity Overlay

Pace booking + ADR → kalau pace lambat tapi ADR tinggi, mungkin terlalu mahal untuk demand.

  • Revenue Manager weekly review — adjust rate plan untuk minggu depan
  • Dynamic pricing automation candidate — rule-based adjustment
  • Comp set analysis (kalau ada data competitor) — apakah pricing kita aligned

Tips

  • Yield Management = ilmu maximize revenue dari fixed inventory. Hotel tradisional sering rate fixed, miss revenue opportunity
  • Anchor metric RevPAR — kalau RevPAR naik bulan-ke-bulan, yield improving
